Rental Rules will be sent through Docusign. Reservation dates are not guaranteed until initial payment and rental agreement are completed.
- Must be 28 years or older to rent the property and this tenant must stay on property.
- Must text driver’s license ID verification for everyone over 18 to receive door code.
- HOA rules quiet time is from 10:00pm to 7:00am.
- There are deer that live in the grove and visit the greenbelt area. Please do not interact with them. Do not leave food over night on or around patio and/or table not to attract any wild life.
Here are a few other tips:
- Extra blankets are in the closets of each bedroom. The bedding for the sofa/recliner is located in the master bedroom closet.
- DVD’s are located next to TV in the living room.
- Beach towels are located in the master bedroom closet. Only to be used on the premises.
- The telephone is for local use only and there is not long-distance service.
- Please take all your trash to the trash cans located in the underground parking in adjacent building.

If case of a plumbing, dishwasher, water heater leak or any other appliance malfunction please contact me ASAP. I will contact a service repairman. There is no guarantee I will be able to find someone during your stay. This is important. Please let me know as soon as you discover the malfunction.
Cleaning Practices
- Cleaned with disinfectant between guest stays
- All towels and bedding washed in hot water that’s at least 60ºC/140ºF
- Check in and check out with no person-to-person contact
- High-touch surfaces cleaned with disinfectant (like countertops, light switches, handles, and faucets)
Cancellation Policy
- A fifteen (15) day notice is required for cancellation. Cancellations that are made more then fifteen (15) days prior to the arrival date will incur no penalty, except for a $100.00 cancellation fee. Cancellations within 15 days of arrival is non-refundable unless I am able to re-book property or early departure does not warrant any refund of rent or deposit.
Additional Notes: Peak weekends may require a 3 or 4 night minimum. This includes summer, fall, holidays, and special events.
Weekly rates vary, depending on season.
Check-in Policy
Key Lockbox
- Check in is 4pm; check out is 11am (unless other arrangements were confirmed). We often have same–day turnovers so pls check if not sure.
- The key is in the electronic bluetooth lockbox to the right of the front door. Lockbox code will emailed
- Please return lockbox key immediately to the lockbox to avoid getting locked out. There are two keys hanging in the kitchen on a lanyard.
- Lost keys will cost $250
- Cars can be parked any where. There will be parking passes available on the kitchen table.
- Package delivery is not available – do not mail anything to the house.
Departure Policy
DEPARTURE
When departing, please leave premises in clean condition and comply with the following. Note we are firm on the 11am checkout time unless other arrangements were made.
❒ All food removed from refrigerator and cabinets.
❒ Sink clear/dishes loaded into dishwasher (turn on).
❒ Trash removed and placed in community dumpsters
❒ Leave Beds unmade and leave towels on bathroom floor.
❒ All lights out.
❒ If you use fireplace lighter make sure it is turned off.
❒ Key cards left to be left in kitchen. Bluetooth key in lockbox.
❒ Last thing — look around….did you pack everything?*
*Look around before you go! Did you get your DVDs out of the player? Phone chargers? Beats speakers? Medicine in bathroom drawers? Clothing out of the drawers/dryer? Fencing sticks in the corner? Special soccer ball from grandma? Your favorite jeans, ball caps, Ninja blender…the list goes on and on – all of these items and more have been left behind.
Due to the increasing number of requests to ship forgotten items, we have implemented a $25 handling fee plus postage/materials for left behind items. We need to compensate our property manager for her time and expense to pack the items and make the trip to the post office. We agree this is not a bargain but it is a real hassle to deal with leave-behinds. The easiest thing is to just take everything with you!
